Terms and ConditionsPrimary registered guest is responsible for any expenses incurred during the visit, including but not limited to loss and damages, accident or injury to person, loss sustained while visiting the condo and complex and any/all violation fees occuring during the stay. Occupancy for each condo is strictly enforced and fines will be assessed for exceeding the number of allowed guests.
We reserve the right to enter the premises, if need arises, without guest permission. We will make every effort to contact the guest as to the purpose and duration we are to be in the condo. Check-in Time 4:00 p.m. Check- out Time 11:00 a.m. Thank you for choosing to enjoy your vacation through 6 Star Management's vacation condos! The following information has been prepared to make your stay more pleasurable. Please take a moment to review these guidelines and pass the information on to the other guests in your party. The Towers, Parkview Bay and Lands End are not hotels and do not have services as such. Each condo is privately owned. Please respect our second home and enjoy the beautiful complex and property. Reports of misconduct, excessive noise, or rule violations will result in forfeiture of your entire security deposit, or a $250.00 charge on your credit card if a cash deposit was not made. Guest Enter upon and use property at their own risk. 6 Star, owner of property and/or HOA of Towers, Parkview Bay and Lands End are not responsible for loss, damage or injury to lessee or lessee guests. POOLS - SWIM AT YOUR OWN RISK - THERE IS NO LIFEGUARD ON DUTY!!! Pool hours 8am to 11pm daily. The Towers indoor facilities is for the use of the renters in that building only. Red wrist band found in condo have to be taken to pool with your group. This will identify you as Towers renters and avoid any questions to you. Please place red band back in the condo at the end of your stay. There is a $25 charge for lost red band. $100 fine for glass in pool area. RESTRICTIONS - The following are absolutely prohibited in our rental unit and could result in forfeiture of your security deposit, extra charges and eviction. 1. No Charcoal grill or fireworks ,(fine of $250 per occurrence) firearms, or recreational campers. The gas grill is hooked directly to the building in the Towers and a propane tank is provided, please do not try to move the grill, this could cause damage to the grill or connections. 2. No Smoking and no pets in Condo(2 condos allow pets at Parkview Bay). Smoking is allowed on decks. $200.00 violation fine. 4. No Loud and obnoxious behavior. Quiet time 12am to 8am daily.($250.00 fine for violation) Any sound disturbance after 12am will result in any of the following actions: A)A warning by our security services, B) A fine that will be charged to the lessee(renter) by security, C) A complaint to, and visit from Osage Beach Police, D) The more serious offenses may result in eviction of lessee(renter). 5. Any fines occurred in this condo during lease period is responsibility of Lessee, and will be charged to your credit card. By signing the rental agreement, you provide 6 Star the authority to charge any fines incurred. If credit card does not run for violation fees/fines, leasee faces eviction. 6. Trash is not to be stored on balcony or outside unit. Trash dumpsters are next to the parking garage. $25 fine for trash left outside the condo for any length of time. 7. No Hanging towels or any other items on the deck handrail. 8. Fireplace is to be turned off when leaving condo. Pilot may need to be relit, directions on metal plate inside fireplace. Any damage from using fireplace is renters responsibility. Do not leave fireplace unattended. LAUNDRY AND LINENS - All towels and linens are supplied, It is not necessary to wash towels or linens unless you run out. Please place towels and sheets on wash machine when leaving. Maid service is not provided during your stay. HIGH SPEED INTERNET - High speed internet service is available in the Towers condos. It is located near the phone in the kitchen area. Some condos have wireless and some have cable connection. Help line number 888-874-6426. You need to bring your own high speed cable. WIFI available in some condos at Parkview Bay. Text Kim with your condo number for details. ACCESSORIES - Do not remove any items (such as kitchen items, towels, etc.) from the unit. Inventories are taken upon your departure and verified prior to returning your security deposit. TRASH REMOVAL - All trash must be immediately taken to Dumpsters. Do not leave trash outside front door of condo . $25 fine per occurrence. PARKING - For the Towers parking is on the top level of the garage, in front of building or in front of the Parking garage. Parking spaces under Garage are assigned. Car WILL be towed if you do not have a parking pass in window. 6 Star is not responsible for any vehicle towing. Not all condos have a space! Parkview Bay has open parking, Lands End has parking permit for spaces that face the building. One car per condo to park facing building. Car will be towed without permit. DOCKS - Minors should be accompanied by an adult at all times and wear safety flotation devices while on the docks and in the water. Gasoline is not to be stored on the docks. No running, horseplay, etc. Please abide by all "No Wake" areas. No overnight parking at the end of the docks. BOAT LAUNCH - There is a boat launch at Robins Resort (the next complex, left on Passover Rd. from Towers) Robins charges a small fee to launch and store your trailer. No trailer parking at The Towers, Parkview Bay or Lands End BOATS AND WAVERUNNERS - Slips are privately owned, Call Kim to rent a slip. No over night parking at ends of dock. No tie-up to PWC dock, No gasoline containers on dock, clean fish station if you use it, follow no wake rules for boats and PWC's. MISCELLANEOUS - 6 Star and/or its agents are not responsible for any loss/damage/injury or inconvenience any lessee or guest of lessee that may ocur by the use of these condos, boat slips, boat docks or common grounds.
